2010 is the Best Buying and Rental Home Investment Season

Investors have been active in the foreclosure market for sometime. However, with the new assistance programs going in place, expiration of the first time home buy tax credit, and other macro economic factors, the investors should look closely at underlying factors and consider their residential rental investment strategies. Rental homes may be the place to be.

The home foreclosure rate is heating up as banks move to get these spoiled assets through the process. Combined with new federal efforts to save homes for home owners, legislation (HAFA went into effect in April) preventing deficiency notes on short sales, and other activities, the big question is what will the market effect be over the course of 2010.

I see several key economic points to consider:

If the banks move to push homes through foreclosure (and there are 1,000,000 homes or more in this pipeline), the inventory of for sale homes must rise. As it stands, this rise could be pretty strong. Additionally, the banks holding this real estate have little motivation to “hold out” for a better price.
Perhaps the federal programs will work to some extent so some foreclosures will be prevented. However, fairness is an issue as many owners continuing to pay their mortgages won’t receive principal deductions. Too bad for many and good news for a relative few. This however is really not such an unusual economic consequence.
Signs are that employment is picking up and along with this, the economic position of the U.S. consumer and economy as a whole is improving.
The foreclosures taking place are already largely written off the bank portfolios, for the institutions that are cleaning them out. Therefore their economic effect is probably largely positive as banks realize some income and consumers move on to other housing solutions. In both cases, the event results in greater economic activity.
Most of these foreclosures will occur after the expiration of the new home buyer credit and the credit will at most probably be reduced if it is extended. I don’t believe it will be extended as we have to clean house anyway.

 

From a basic application of economic factors, I would expect the major results to be several:

Home prices will fall at least in the markets where the heaviest volumes are being written off and possibly broadly but modestly at this point – perhaps 5%.
Home purchasing will strengthen as conditions favor investor purchases.
Rent rates will stabilize and rental demand will strengthen.
Home improvement spending and contractor work focusing on fix up work should be stable and likely will enjoy modest growth as foreclosed homes change hands and the new owners move to make them rent ready.

 

I believe that by summer investors should expect they are seeing the bottom of residential housing prices even though the workout of the glut of foreclosed homes will extend through 2010, 2011, and into 2012. Why Buy Using a VA Home Loan?

Reason #1: tax advantages equal an increase in your paycheck.

There are many advantages to using a VA home loan. They include: no money down, no private mortgage insurance, no buyer paid closing costs (most cases), the ability to use BAH as an investment, a government guaranteed home loan, a certificate of value and much much more.

There are many advantages to home ownership. Among those include; pride of ownership, home equity, personal autonomy, long term investment strategy, and the focus of this article; tax incentives. Tax incentives are among the most overlooked advantages to home ownership. This is especially true for first time VA home loan buyers. Tax advantages for the VA homeowner include the first time home buyers credit and the various home ownership tax deductions. In this article, I will attempt to explain both to the perspective of a VA home loan owner.

When you become a home owner, you are given the ability to claim certain tax deductions from the IRS. If you itemize your tax fillings, you could save up to $108,000 dollars a year (as of 2006). Simply by adjusting your withholding, you can receive hundreds or even thousands of extra dollars in your paycheck or LES deposit each month!

What is deductible? The following is a list with a brief explanation of the most common deductions. In some cases, even expenses and closing costs paid for by the seller can be deducted.

Mortgage interest. You can deduct interest on up to $1.1 million of loans used to buy, build or improve your first or second home. This is especially important due to the fact that a 30 year VA home loan is fully amortized. This means that a bulk of the first decade of payments in a VA home loan are interest. This interest can be a tax deduction. This alone can increase you tax deductions by more than $1,000 per month!

Moving expenses. If a move is at least 50 miles farther from your old home you can deduct travel and lodging expenses for you and your family and the cost of moving your household goods. If you are prior service and use your VA home loan benefit, this can be a substantial sum.

Property taxes. Real estate taxes can be a major deduction totaling in the thousands per year! You can deduct state and local real estate taxes associated with your VA home loan paid during the year.

First-time home buyer credit. A new $8,000 tax credit is available to taxpayers who buy their first home after April 8, 2008, and before November 30, 2009. You are considered a first-time home buyer as long as you did not own a home during the three years leading up to the purchase of your new home. As of this writing, there is talk that the credit may be extended until the end of the first quarter 2010. This credit can even be used for a buyer that uses a VA home loan.

Energy credits. You can claim a credit for energy-saving home improvements. If your home is equipped (or if you install) solar units used to heat your home or water you can claim up to $1,500.

Home-equity debt. Interest on up to $100,000 of debt secured by your first or second home — using a second mortgage, or home equity line of credit — can be deducted, regardless of how you use the money.

Home-office use. A home office that is used exclusively and regularly for business purposes can be deducted from your tax returns. This includes depreciation, utilities and insurance for the office portion of your home.

Points. Prepaid interest percentage points you pay to get a VA mortgage for your principal residence are generally fully deductible in the year paid, or over the life of the loan even if you have the seller pay the points for you.

The following items are commonly paid at settlement (close of escrow) and can also be deducted:

Escrow fees or attorney’s fees, recording transfer and county stamp taxes, land survey, owner’s title insurance, prepaid interest, and repairs.

If you sell your home, most likely you won’t have to pay taxes on the profit. There are capital gains exclusions for homeowners. Up to $250,000 of profit from the sale of your home can be tax free; $500,000 if you are married and file a joint return.

Pricing for All-new Jeep Grand Cherokee Released

In Melbourne: The Jeep® brand has strengthened its flagship Grand Cherokee engine lineup when it added a 3.7-litre V6 petrol engine to its range.

The new 3.7-litre V6 petrol engine revs up 148 kW of power and 315 Nm of potent torque mated to a five-speed automatic transmission which has auto variable line pressure adjustment that boost fuel economy. It is also equipped with top-of-line Jeep parts like the popular Jeep axle assembly. The new engine has also becomes the new price leading model for the Grand Cherokee with a staring price of $51,990 which is the RRP or the Recommended Retail Price for the Laredo.

According to Gerry Jenkins, managing director for the Chrysler Group in Australia, “The 2007 Jeep Grand Cherokee is designed, engineered and built on the combination of heritage and capability that has made the Jeep brand an icon in Four-wheel drive circles. The already impressive Grand Cherokee range was even made more remarkable with the addition of the new V6 engine completing the lineup of powerful engines such as the fuel sipping 3.0-litre turbo diesel, the powerful 5.7-litre V8 with its fuel saving Multi-Displacement technology, the 4.7-litre V8, and who would forget the high performance SRT 6.1-litre V8.

Last year Grand Cherokee registrations have reached an impressive 1,365 which represents a 1.4 percent increase compared to the 2005 sales. The said increase was enough to cover the decline in the segment trend that happen in 2005.

The arrival of the new Jeep Wrangler, Compass, and Wrangler Unlimited later this March will increase the Jeep range to six models including the Cherokee, Grand Cherokee and the seven-seat Commander. Chrysler Commemorates Jeep Brand?s History in Toledo Community

The Chrysler Group recently announced its plans to preserve one of the three most distinguished smokestacks on the former Jeep Parkway facility in Toledo. The smokestacks have been a well known part of the horizon of Toledo since 1915.

The oldest manufacturing facility in North America, Toledo’s Parkway Plant has built about 11 million vehicles in its 96-year history. In 2006, the operations at the site came to a halt after manufacturing Jeep brand products for 64 years. The Jeep brand included military vehicles for World War II. And just last year, the production of the Jeep Wrangler and the new, four-door Unlimited version of the Wrangler was transferred to the new, $2.1 billion state-of-the-art Toledo Supplier Park.

Deb Morrisssett, the Vice President for Regulatory Affairs for the Chrysler Group, commented that the site holds a rich history and is close to their heart though the Parkway facility does not anymore offer their manufacturing needs. He added that the group was invested in Toledo’s past and the city’s future so they were hoping that the preserved smokestack serves as a reminder to the constituents of Toledo of the significant role they portrayed in history.

The site became the headquarters and main manufacturing facility for the Willys-Overland Motor Company in 1909. Parkway started producing Jeep military vehicles in the early 1940s before shifting over to the Civilian Jeep (CJ) in 1945. The Kaiser Motors in 1953 acquired Willys-Overland. A decade later, Kaiser-Jeep Corporation took ownership and then sold it in 1970 to American Motors Corporation, the maker of quality American-motors oxygen sensor.

Aside from the preservation of the smokestacks, the Chrysler Group also announced its plans for bricks from the two crossed up smokestacks.

Frank Fountain, the Senior Vice President for External Affairs and Public Policy for the Chrysler Group, said that they were inviting Toledo constituents to own a piece of the Jeep history by buying the bricks from those smokestacks. He added that the proceeds of the sales will go to the Boys and Girls Club of Toledo and the DaimlerChrysler Corporation Fund will match the proceeds that would double the benefit to this worthy cause; thereby remaining the two stacks part of the Toledo Community. The bricks can be bought at $39.99.

In the state of Ohio, the Chrysler Group has 7,941 employees and earning $465 million in annual wages and providing more than $26 million in taxable income to the state. Nonetheless, the group’s dedication to the city of Toledo and state of Ohio is not just for business sake. Chrysler also sponsors a wide array of community programs in Toledo that include the Art Tatum Jazz Heritage Festival, the Toledo Urban League, City’s Youth Entrepreneur Program, Toledo Opera, the Toledo Museum of Art, Valentine Theatre and the Diamante Awards.

Jeep?s Target Market Covers Everyone

Jeep has established itself in the field of off-road vehicle performance. But now it is seeking to appeal to a larger market to cover the young enthusiasts. It is determined to capture the needs of both the young and the old using the charisma of all-new Wrangler.

However, in expanding the target market of the automaker, some Jeep purists are expressing their dissent. They think that the brand has gone too soft than expected. “Everybody is worried that Jeep will lose their name,” said Cefali, vice president of the Great Lakes Four Wheel Drive Association and also a Jeep consumer. “I would hate to see Jeep not being on the foreground of off-roading.”

The Jeep Wrangler, the successor to the World War II Jeep, is a mini sport utility vehicle that debuted in 1987. It was first updated in 1997. The next modification happened in 2007 and the latest is for this model year. All-new Jeep Wrangler is equipped with a number of firsts that include the powered windows and door locks. Through the 65-year history of the automaker, this is the very first time that it offers said features.

“It seems like they’re coming out with some things that are not really off-road capable,” added Cefali. Such a sentiment is the reason why it was crucial to talk to Jeep purists when the new Wrangler was merely a sketch, said Jeff Bell, vice president of Jeep, a division of DaimlerChrysler AG’s Chrysler Group. He added that with competition from newer brands like Hummer and rugged midsize SUVs like the Nissan Xterra, a modern Wrangler had to be built. But the look and features would not offend four-wheel loyalists.

The Jeep Wrangler now comes with fold-down windshield and removable and convertible tops. The exterior of the new Wrangler was designed with its heritage in mind, said Trevor Creed, senior vice president of Chrysler design. Kerry Ann Griffith, a Wrangler fanatic, is happy to know that the powered features do not prevent hardcore Jeep fans from removing doors for summertime ventures. “I don’t care what they do with the Jeep brand so long as they keep the Wrangler traditional,” said Griffith, who goes trail riding at least once a month.

“Once people see the new Wrangler, they’re going to be blown away by what this thing looks like and what it can do,” said Tom LaSorda, Chrysler chief executive officer.

Jeep sales are increased by 11.5 per cent in 2005 and the automaker is eager to further alleviate the sales with its new Compass, the Liberty Diesel and the seven-passenger Commander. “That is a big thumbs up that you can grow Jeep,” Bell said.

The Jeep Compass is a crossover sport utility vehicles unveiled for the 2007 model year at the 2006 North American International Auto Show. The vehicle uses a 172 horsepower 2.4 liter GEMA I4 gasoline engine for the Australian and European market. Now that the vehicle is modified to cater to a wider market, it comes with loads of promises and surprises. The automaker said the vehicle is engineered to offer more fun, utility, freedom, capability, as well as the potential for exceptional fuel economy and interior flexibility without compromising affordability. Though, the automaker entertained significant modifications, tested parts like the EBC brake rotors will be retained in the model.

The automaker expects that the 2007 Jeep Compass is designed with an urban flair to appeal to new buyers in the compact SUV segment projected to double to 568,000 units by 2010 and triple to 814,000 by 2016 from 297,000 units in 2004. The Jeep Compass is designed to lure single women and recently married professionals ranging in age from 20s to 40s. The automaker is also targeting an upscale demographic with a median income of $60,000.

The all-new Jeep Compass features the Jeep brand’s signature seven-slot grille, round headlamps and trapezoidal wheel openings and a new silhouette that features a steeply raked windshield. Side-curtain air bags are standard and it is equipped with the new 172-horsepower 2.4-liter world engine produced by Chrysler, Mitsubishi Motors Corp. and Hyundai Motor Co.

The Jeep Liberty Diesel, on the other hand, is a compact sport utility vehicle that features 2 new PowerTech engines, a 150 hp 2.4 L I4 and a 210 hp 3.7 L V6, a 2.8 L VM Motori turbodiesel engine became available in the CRD model and four-wheel disc brakes. In 2005, it bagged the title as the best-selling compact sport utility vehicle.

The Jeep Commander, a 7-passenger midsize sport utility vehicle introduced in 2006, features 3 moonroofs, squared-off sides, an upright windshield and very distinct styling. It also offers a base V6 engine with two optional V8s and a new Hemi. In Europe, the vehicle offers a Diesel engine developed by DaimlerChrysler with BlueTec technology.

According to Rebecca Lindland, an analyst with Global Insight Inc., Jeep needs to stay in touch with the changing tastes of buyers, particularly the younger generation. “A lot of the younger consumers in the market are premium-oriented,” Lindland noted. “They look to premium brands so a brand like Hummer is very attractive to them. What Jeep needs to do is become very attractive to that market. They’re trying to expand the appeal of the brand overall without alienating core buyers. They need to get the younger buyers interested in Jeep.”

Northwest Community College is located in Powell, Wyoming and is a two-year public community college that offers many different associate degree programs. One of the degree programs that is offered at Northwest Community College is an Associate’s in Applied Science Degree in Equine Studies.

This program offers a comprehensive equine science base that is balanced by instruction, riding, training, and horse handling skills. This program will prepare students for the immediate entry into a number of different employment opportunities or they will be able to transfer to another learning institution to continue their education.

The two year Associate’s program has two options that a student can choose from depending on what their interests are. The first option is the riding and training option. This portion of the program will assist students in learning to ride, training, and horse handling skills in addition to all of the management aspects of the equine industry.

Students who complete this program will be able to find employment in a number of fields including:

· Riding academies

· Training stables

· Summer camps

· Groom

· Exercise rider

· Boarding and Table operator

· Wrangle

Northwest Community College also offers a one year Equine Care and Basic Riding Certificate. This program is available to those students who do not need an AAS degree. This certificate program is designed to promote quality care of horses and will give the student the basic riding skills that they will need to be successful in the equine industry.

During their coursework, students will cover equine safety, health management, nutrition, equine behavior, tack fitting and riding safety for both the rider and the horse. Graduates of this program will be able to find employment as a

· Boarding stables operator

· Riding stable aid

· Wrangler

· Trail riding guide

· Groom

· Sales

· Breeding farm sitter

For those students who want to be involved in the sale and merchandising aspects of the equine industry, Northwest Community College offers the Equine Business Management Option. Students do not need to have a horse for this degree option.

Students can also choose the Farrier Business Management degree. This will provide students the skills that they need to run a small business and it will also prepare them to earn the American Farrier’s Association (AFA) professional certification.

The equine studies program places a great deal of emphasis on Western and English events. This is a very competitive program that only accepts about 40 students each year and these students will be working toward receiving an Associate of Applied Science degree in Equine Studies.

It is recommended, but not required, that students have more than just basic riding experience. Students with an equine background in 4-H or a breed association will benefit the most from this program. It is also recommended that students bring their own horse with them to the campus.

If the student does not have their own horse, arrangements can be made to obtain one that should be at the campus before the student arrives for the first day of class. All students will pay the same stable fees regardless if they have their own horse or are provided one when they arrive at campus.

Any horse is acceptable for use in the equine studies program (except gaited horses). They can be registered or non-registered, but they must be sound and well mannered. The riding classes will require that the horse be able to walk, trot, and canter in a relaxed manner and be able to work quietly with other horses.

All of the riding classes will take place at the Equine Center Complex. This is where students will stable their horses. The facility has many features that include a heated arena with viewing gallery, feed storage, outdoor arena, turn out paddocks, tack room, and indoor and outdoor wash racks.
